Competitive Fees

At Blake & Thickbroom we offer competitive commission fees on a Sole Agency, Dual Agency or Multiple Agency basis. We operate under a No Sale No Fee basis and there are no upfront or withdrawal from the market fees.

Lettings

Blake & Thickbroom are fully focused on the priorities and needs of the landlord. We understand that letting your property, especially for the first time can be a worrying experience and with this in mind our most important consideration is providing you with the best possible services and the right tenant for your property.

In 2012 a lettings partnership was formed with a national company “Ash Residential Property Management” (ARPM) who with their ARLA qualified team were able to deliver an improved lettings and management service to all Blake & Thickbroom landlords. Outlined below are the two basic elements of service we can offer Landlords with “ARPM” as our partner.

Full Management

This is our inclusive service which provides for the marketing of the property within local newspaper, major property portals and carrying out viewings leading to the introduction and vetting of a prospective tenant. This proving satisfactory, a tenancy agreement and inventory (if required) will be prepared and the tenant checked in against the inventory.

During the tenancy we carry out periodic inspection visits and collection and processing of rental payments will be credited to the landlords nominated bank account. Towards the end of the tenancy we will liaise with the tenant and renew the tenancy agreement or arrange to check the tenant out as applicable.

The full management service is for those landlords who are not residing locally, or would rather not deal with the tenant directly.

Letting Only

Our Letting Only Service includes the marketing of the property, within local newspapers, major property portals and carrying out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory a tenancy agreement and inventory (if required) will be prepared and the tenant checked in against the inventory.

The first months rent will be collected and credited to the landlord, less our agreed fee. Managing the tenancy, including the maintenance and rent collection will be the responsibility of the landlord.

Under both Full Management and Letting Only Service, damage deposits will be collected from the tenant and held under the DPS (Deposit Protection Scheme) by ARPM until the end of the tenancy.
